Bridgewater at Lake Medina – Buildable Lots for Sale

Several brokers have lots for sale in the Bridgewater at Lake Medina development which is located just west of Foxberry Farms across the pond – the lake.  Lot prices appear to be running between $150,000 to $220,000.  Generally speaking at this point in the development cycle, the builders are holding these lots so they can build a beautiful $600-$800k home on it.  It’s not likely that you would be able to go in and purchase a lot and bring your own builder.

Builders don’t make money on the lot sales.  Typically the price you see is what they paid for it from the developer.  The builder will make money on the actual home construction.

Bridgewater is located in the high demand Wayzata School District.

Hennepin County Lots and Land Sales 2011

As of the writing of this post, there have been 142 parcels and or lots that have sold and closed in Hennepin County so far this year (12-6-11).  Prices have ranged from $4,000 to $2.2 million.  If you’d like to see the list, please contact us.

Hennepin County Brownfields Grant Program Deadline Approaches

The City of Minneapolis, Hennepin County and the Met Council all have Brownfields programs.  These programs provide grant money for property owners who would like to redevelop their property in the City of Minneapolis, but they suspect it may have environmental issues.  Of course the site needs to be cleaned correctly before any new development can occur.

If you have a property that might need some clean up, the government does have funds available but you must get your application in quickly.  New grants will be made February 2012, but in order to be considered for a grant in early 2012, you must complete the application within the next two weeks so that they have time to review it and make a decision.  The deadline is December 14, 2011.

Plymouth City Council Meets to Finalize Guiding for Four Seasons Mall Wal-Mart Redevelopment Site

The Plymouth, MN City Council is set to meet this Tuesday, November 22, 2011 to put a final vote on the year long study which will guide the redevelopment of the Four Seasons Mall site which is owned by Wal-Mart.  The meeting will be held at Plymouth City Hall at 3400 Plymouth Blvd. starting at 7pm.

Wal-Mart had purchased over a year ago.  The city has completed its study of the site and has created a variety of plans and guidelines for the site.  There have been open house meetings that the city has conducted to discuss various guiding options for redevelopment with concerned citizens.

The Plymouth November/December newsletter has some information about the matter on page 2.  There is also information available at the city’s web site as they have a specific page dedicated to the Four Seasons Mall Redevelopment.

Wal-Mart purchased this property one year ago for $10.6 million with hopes to build a new Wal-Mart and redevelop the site.  It’s unclear how big the store would be that Wal-Mart was hoping to build at the site.  According to Wal-Mart’s web site, their average store is 108,000 square feet.  The City of Plymouth is proposing a retail store there no larger than 89,000 square feet.

This vote will be an important one and will set the tone and direction for the redevelopment of the Four Seasons Mall site located at Highway 169 and Rockford Road on the east site of Plymouth.
